FHA has designed a new loan program, "FHA Secure," to assist homeowners with adjustable rate mortgages. This program is specifically for anyone who has become delinquent on their mortgage loan due to a recent adjustment in the rate and payment. The perfect candidate for this loan is a homeowner that is currently past due on their
mortgage payment and the delinquency was caused by the rate and payment adjustment. The FHA Secure loan carries a little higher interest rate but the rate and payment will be much lower than what the homeowner is currently paying.
A homeowner that has an adjustable rate mortgage and is current can refinance to a regular FHA loan without paying the higher rate.
